In the month of August, Delhi
Development Authority (DDA) will be coming out with an ambitious housing
scheme. The housing scheme, largest ever scheme announced till now, will be
offered after a gap of four years. This DDA scheme will offer 26,300 flats in
Delhi. This housing scheme will mostly cater to people belonging to the middle
income group and lower income group.
There is uniqueness in this
housing scheme as there will be two lots of draw, one of which will be
exclusively for EWS. Out of 26,300 flats 700 flats will be only for EWS who own
a valid income certificate. The housing authority will consider the income
criteria set by the Delhi government to know who are eligible to apply for
these 700 EWS flats. DDA will also
take in account the criteria set by the Delhi Urban Shelter Improvement Board
(DUSIB). All the people applying for the 700 flats in Delhi will compulsory
have to submit valid income certificates copies.
DDA vice-chairman Balvinder Kumar
said that the property for sale in Delhi will be between Rs.14-15 lakh and Rs.1
crore. In this scheme most of the flats are pre-fabricated which also hold
green features. Pre-frabrication has been used for the first time in DDA
houses. The houses are also built in accordance to the Master Plan Delhi, 2021.

Kumar added that this ambitious housing scheme will only cater to people who
are sincerely interested in buying a property for sale in Delhi as the
successful allottees would be awarded ownership only after five years of flat
possession, which means that people looking to make quick profits will stay
away as they will only be able to sell the allocated flat after the mandatory
five-year period ends.
This strict proposal has been
sent for approval to the Lieutenant Governor of Delhi. The reason to introduce
this strict regulation is to restrain speculators from manipulating the prices
of Delhi real estate. A senior official of DDA also asserts that in the past
the authority has received several complaints that agents and middlemen are
trying to getting involved the moment allotment results are out. Many a times
the flat allotees also rent out the allocated flats. But this time DDA is
planning to be double sure and it plans to conduct surprise checks to know who
is living in the flat.
Mr. Kumar has also confirmed
inclusion of sale restriction clause. He added that this time the housing
authority has proposed to withhold giving ownership rights to all the
successful allottees to avoid manipulation and speculation and to ensure that
process carried out is fair to all the stakeholders.
In this DDA
Housing Scheme is offering 26,300 flats of which around 24,000 are one
room sets which are allocated for the Lower Income Group (LIG). The scheme also
offers 1,000 Higher Income Group (HIG) flats which have three bedrooms flats or
larger. The lot also has about 1,200 (MIG) flats which have one BHK or two
bedroom flats.
